A real-estate pest inspection gives buyers and sellers information about observed conditions within its stated scope. Arrange the correct report early enough to discuss the findings and any recommended next steps.

Confirm what report is needed

Ask the parties handling the transaction which inspection or form they need and by what date. A general pest assessment, a wood-destroying-insect report and a home inspection can address different questions. Give the inspector the requested scope before scheduling.

Prepare access and records

  • Provide the property address and contact for access.
  • Share previous treatment reports and service agreements if available.
  • Identify additions, repairs and known moisture or pest concerns.
  • Ask how stored items, locked areas or unsafe spaces may limit inspection.

Read the findings and limitations

An inspection of accessible areas cannot guarantee that every concealed space is clear. Ask what evidence was observed, where access was restricted and whether additional evaluation is recommended. A pest report does not replace a structural assessment of damaged materials.

Separate the next steps
